| dc.description.abstract | In Korea, mortgage loan is essential to purchase the house. Mortgage loans in Korea is about 284.5 trillion won in 2010 and they are sensitive to the external economic shocks owing to their conditions such as large scale, short-term and variable interest rate. However, there are few studies about the characteristics of mortgage loan users due to the limitation of data. This paper attempts to analyze the characteristics of mortgage loan users in Korea. The data are from '2010 survey of demand for housing finance' which was investigated by the Korea Housing Finance Corporation. To take into account zero mortgage loan, this paper employed a type Ⅱ Tobit model, which incorporates a two-level decision structure, using decision and decision on the amount of loan conditional on deciding to use. The estimation results show the main determinants of using mortgage loans and the characteristics of mortgage loan users. | - |
